Quotations & Project Assessments

We believe in transparent pricing and modern efficiency. Review the details below to understand our fee structure and how our Glensburg Studio platform keeps you in control.

Yes. We provide a preliminary desktop investigation and a comprehensive quotation with project proposal at zero cost. You are only invoiced once you formally appoint Glensburg Town Planners to proceed. There are no hidden costs for simply asking “what is possible?”

Don’t worry if you lack official documents. The most critical information is the Physical Address or Erf Number. This allows us to locate your property on our GIS system and check the specific zoning rights. If you have a Zoning Certificate, attaching it will speed up our assessment.

We do not rely on sporadic emails. Upon appointment, you gain access to Glensburg Studio, our proprietary client platform. This allows you to view real-time status updates, track Council milestones, project invoicing and download your approved documents 24/7. You will never have to chase us to ask “what is happening?”

In the regulatory environment, no outcome can be legally guaranteed, as final adjudication lies with the Municipal Planning Tribunal (MPT). However, Glensburg maintains a success rate exceeding industry standards by conducting rigorous “Pre-Submission Diligence.” We do not submit applications that fail our internal stress tests against the Spatial Development Framework (SDF), significantly mitigating the risk of refusal.

Yes. While our Town Planning team handles large commercial developments, we are also specialists in residential town planning (removal of restrictions, second dwellings, subdivision). We apply the same professional rigour, and the same Glensburg Studio tracking, to residential projects as we do to large precincts.

Yes. Complex applications require a multidisciplinary team (Traffic, Environmental, Civil). Glensburg acts as the Principal Agent, procuring and directing these specialists on your behalf. This single-point accountability model ensures that all technical reports are aligned with the central planning motivation, preventing costly resubmissions.

An objection does not equate to a refusal; it is a statutory right of interested parties. When objections are received, Glensburg drafts a technical “Reply to Objections,” arguing the merits of the application in terms of policy and desirability. If unresolved, we represent your interests at the Municipal Planning Tribunal hearings to argue for approval based on the merits of the application.

We respect your time. For standard applications (Rezoning, Consent Use), we aim to send your formal proposal within 1 Business Day. Complex developments requiring site visits or a check of municipal archival records may take up to 48 hours to ensure accuracy.

We operate primarily across the economic hubs of Gauteng (Johannesburg, Tshwane, Ekurhuleni) and the Western Cape (Cape Town, Stellenbosch). Our team leverages digital submission portals (such as CoJ e-Services and Cape Town DAMS) to track applications in real-time, ensuring your project is monitored against local by-law targets.

Non-compliance exposes property owners to severe legal and financial liabilities, including Contravention Notices, daily penalties, and potentially the demolition of illegal structures. Furthermore, insurance policies often repudiate claims on properties operating outside their permitted land use. We assist clients in “Regularizing” illegal land uses to secure statutory compliance.
