While both are statutory processes we manage, they serve different purposes. Rezoning is required when you need to change the land use category (e.g., from “Residential 1” to “Business 4”) or increase density. Removal of Restrictions specifically targets restrictive conditions in the property’s Title Deed that may prohibit certain activities or building lines, regardless of what the zoning says. We often run these applications simultaneously to ensure your property rights are completely unencumbered.

A Feasibility Study is a low-risk, high-value investment that acts as a “proof of concept” before you commit significant capital. In this service, we analyze the current zoning, engineering service capacity, and relevant Spatial Development Frameworks (SDF) to determine if your proposal is viable. Township Establishment is the process of converting a large farm portion or holding into a proclaimed township with multiple erven (stands), streets, and public spaces. This is a complex, multi-disciplinary service where Glensburg coordinates with land surveyors, environmental consultants, and civil engineers. We manage the application from the initial layout design and General Plan approval all the way to the Proclamation notice in the Provincial Gazette, creating the legal framework for new suburbs or industrial parks.

Yes. We frequently assist clients with “regularization” or amnesty applications. If you have built structures that exceed your coverage, infringe on building lines, or are used for unapproved purposes, we can submit a Section 76 application (or the relevant municipal equivalent) to retroactively legalize the land use. We assess the structure against current bylaws and apply for the necessary departures or consent uses to bring your property into full compliance.
